Title insurance protects against any past claims of ownership on the property, so the title office will research the property’s full history and summarize it in the title commitment, a section document that is given prior to closing. Section A has basic current information on the property. Section B are all items that the policy will be “subject to”, or items that may affect ownership and use of the property.  Section C is all items that must be removed from title before it can be conveyed.
